Septic on Nanaimo's rural edges
Most of central Nanaimo is on city sewer. Head out to the edges and that changes.
Extension, the historic former coal-mining village southwest of the city, and the surrounding rural area are home to acreages, older houses and small farms that rely on onsite septic systems.
Wellington, on Nanaimo's north side, mixes city neighbourhoods with rural fringe properties. Many homes there are on sewer, but properties on larger lots and outlying roads can still be on septic.
Not sure which you have? Check your property records or utility bills, or look for tank lids or a septic alarm panel.

What's different about septic here
Older homes, unknown systems
Extension has some of the oldest homes in the Nanaimo area. Older septic systems may predate modern standards, with no records, no maintenance plan and lids buried long ago. If you don't know your system's history, start with an inspection and pump-out.
Acreages and access
Rural properties often have long driveways, gates or tanks far from where a truck can park. Tell the provider about access when you call, so the quote is accurate and the right equipment comes.
Wells and creeks
Many rural properties here are on private wells, and the area is crossed by creeks and wetlands. A well-maintained septic system protects drinking water and local waterways.
Hobby farms and heavy equipment
Keep livestock, vehicles and heavy equipment off your drain field. Compacted soil and crushed pipes are a common, avoidable cause of field failure.
Wet season warning signs
Heavy fall and winter rain can saturate drain fields. Soggy ground, smells or slow drains in the wet months are often the first sign a field is struggling.
Signs your septic system needs attention
- Slow drains everywhere, or gurgling
- Sewage smells near the house, tank or field
- Wet spots or extra-green grass over the field
- A septic alarm sounding
- Backups into the lowest drains
RDN SepticSmart rebate
Properties in the Regional District of Nanaimo may qualify for the RDN's SepticSmart rebate, which has covered 75% of eligible costs for certain upgrades, like risers (up to $400), effluent filters and distribution boxes, plus a $700 rebate toward replacing an aging system. Pump-outs aren't eligible, and pre-approval is required. Check the RDN's current rules, including whether your property qualifies.
Extension & Wellington septic FAQ
My Wellington home might be on sewer. How do I check? Look at your utility bills. Sewer charges mean you're likely connected. Otherwise, look for tank lids or a cleanout in the yard, or check property records.
I bought an older home in Extension with no septic records. Where do I start? Book a pump-out and inspection together. You'll learn the tank size, condition and layout, and get a baseline record.
Can a truck reach a tank at the back of an acreage? Usually, with enough hose. Mention the distance when you call.
